How?
The agent will arrange viewings for you, and you must inform them of your requirements such as budget, size, moving-in date, personal or corporate lease, etc.

When you have decided on a property, the agent will help you to negotiate with the owner on rental price, requested items, etc. Usually, the owner will accept a request if you offer a 1-year lease.
Sign LO and pay Deposit
After negotiating with the seller, you will need to sign the Letter of Offer (LO) and pay the earnest deposit (1 month's rental). The earnest deposit will be forfeited if you cancel your offer.
Sign TA
Before moving in, the tenant needs to sign the TA. The agent (or owner) will prepare the TA and sign it after you have checked the contents carefully.
Deposit Details
The tenant needs to pay the deposit (security deposit and utility deposit) to the owner and pay the stamping fee and document fee to the agent.
- The deposit is usually 2.5 months' rental in KL.
- The stamping fee depends on the rental and term.
- The document fee depends on the agency.
Collect Key
On the moving-in date, the tenant can receive the keys and should check the inventory with the agent (and owner if they are present).
